|How soon can I start to bid?
Once your application is active you can start to bid.
|When are properties advertised?
Properties are advertised on a weekly cycle from 9am Thursday to 5.30pm Tuesday. There are no properties advertised on a Wednesday as this is when we are preparing the next property advert so the bidding system is unavailable.
|When do you allocate properties and how will I be contacted if I am successful?
Properties are allocated on a daily basis and there is no set day for allocating. You will be contacted by telephone if you are successful so please ensure your contact details are up to date. We check that any property you are offered is affordable so please ensure you have details of your income and expenditure.
|How do I place a bid?
Log in to your account and search for properties. If you wish to place a bid on a property you must click `Add to Basket'. Once you are ready to place your bids click `View Basket' and `Apply'. If you do not click APPLY your bids will NOT be registered and will stay in your basket. Please look out for the green tick which shows your bid has been successfully registered.
|How many bids can I place?
There is no limit on the number of bids you can place but please only place bids on properties that you are interested in. Bidding for properties you are not interested in will slow down the allocation process.
|What properties can I bid on?
You can bid on any property but please check you meet any property criteria on the advert.
|How do I withdraw a bid?
Log in to your account and view your current bids. Select 'withdraw bid' for the property you are no longer interested in. It would be really helpful if you could withdraw bids before the advert closes, if you are no longer interested in the properties you have selected.
|What happens if I am unable to bid?
If you are unable to place bids yourself and have no family or friends that can help, a member of the Homefinder Team can do this on your behalf and will place bids before close of business each Tuesday. This means you do not need to bid. Please email email@example.com for further information about the Homefinder Scheme.
|How do I see my current bids?
Log in to your account and click on 'current bids'.
|How do I see my previous bids?
Log in to your account, click on 'current and previous bids' and click 'view previous bids' at the bottom of the page.
|Where can I see my position on properties I have bid?
Log in to your account and 'view current bids' or 'previous bids'. Here you will see your position displayed. Please note this will change throughout the bidding cycle and may not necessarily be a true reflection of your exact position, as this is constantly changing due to applicants placing bids and/or removing bids.
|I am showing as position 1. Why haven't I been offered the property?
Your position should only be used as a guide and will change throughout the bidding cycle and shortlisting process. If you are showing as position 1 for a property but haven't been offered it there could be a number of reasons for this. For example the property could be `time based' and these are allocated based on the length of time an applicant has been registered rather than the number of points they have or you may not meet the property criteria. Please check you meet the criteria displayed on the property advert before placing a bid.
|Can I check where a property is up to and how many points the successful applicant had?
Yes you can.
• Log in to your account.
• Click 'previous property lists'. Here you can view property lists for the last 6 months and see the status of each
property. If a property has been let it will show as 'offer accepted'.
• Click 'show details' which will display the points and registration date of the successful applicant. Here you will also see
the total number of bids received for the property.
|How do I get more points?
Your application has been assessed in line with the Housing Allocation policy, based on the information you provided on your application form. If your circumstances have changed please email firstname.lastname@example.org for further advice.
|Why has the person that has been offered a property got less points than me?
There could be a number of reasons for this. Some properties may have a sensitive let policy or you may not meet the property criteria. You must meet the criteria stated on the property advert for example `over 40's' or `families with children'.
|I have been bidding for a while why haven't I been offered anything?
Demand for Council properties is normally high, especially bungalows and houses. We recommend you consider widening your areas of choice and looking at all property types including flats. You can also join the Mutual Exchange scheme if you are a secure tenant which could enable you to swap homes.
|What does needs based and time based mean?
Needs based properties are allocated based on points and time based properties are allocated based on the length of time you have been on the Housing Register. We recommend you bid for both needs based and time based properties
|How do I update my telephone number and/or email address?
Click `Update Your Contact Details' and complete the short form.
|What if I have changed my address since I originally applied?
You will need to complete a Change of Address form, which can be found on the Wigan Council website, as we will need to reassess your application.
|How do I calculate the monthly rent?
To calculate the monthly rent payable you should multiply the weekly rent by 52 and divide by 12.
For example; £75.00 per week x 52 ÷ 12 = £325.00 per month.
|Why can't I log on?|
Check you have entered the correct application reference number and the main applicants surname. If you are still experiencing problems click `Request Application Number' and we will email you your reference number. If this still doesn't work please email email@example.com for further assistance.
|Can I place a bid after the property advert closes?
We cannot accept bids once the bidding cycle has closed. You have 6 days to bid for properties, please ensure you view your basket and click APPLY for any properties you wish to bid for before the bidding cycle ends. If you do not click APPLY your bid will NOT be registered.
|Why has my bid been rejected?|
Your bid will be rejected if you do not have an active housing application. Please email firstname.lastname@example.org for further advice if your bid has been rejected.
|Can I bid for an adapted property even if I don't need any adaptations?
If a property has adaptations we will firstly try to match it to an applicant that requires those adaptations. You can still place a bid for an adapted property, however preference will be given to applicants who require the adaptations in the property.
|What do additional charges cover?
These could relate to a number of things but mainly cover service charges (flats), furnished charges (furnished properties) or housing management charges (managed accommodation).
|What is managed accommodation?
Managed accommodation is normally for people over 55 who may have low level support needs but are still okay to live independently.
|Are all properties advertised owned and managed by Wigan Council?
No. On each property advert you will see details of the landlord for that property. We advertise properties on behalf of other Registered Providers and they are responsible for the allocation and management of these properties. If you bid for one of these properties we will send your details to the relevant Registered Provider who will contact you direct if you are successful.
|Why are new build properties advertised with criteria `Local Lettings Policy'?
When we are allocating new build properties we need to ensure we are creating a balanced and sustainable community, therefore some of our homes are subject to local lettings policies. These policies may place certain criteria or restrictions on a property that applicants on the housing register must meet in order to rent that property.
